Terms of Service
The basis on which we quote and clean. Written to be read rather than to be survived — if a clause below is unclear, ring us and we will explain it before you agree to anything.

These terms apply to cleaning work performed by Clean Best (CLEAN BEST GROUP PTY LTD, ABN 84 700 040 553) in Parramatta NSW 2150 and the surrounding suburbs. They sit alongside your written quote. Where the quote and these terms disagree, the written quote wins.
1. Quotes and the walkthrough
We quote a commercial premises only after walking it. The walkthrough is free, carries no obligation, and normally happens at the hour we would actually be cleaning. Your written quote follows within 24 hours of it and states one fixed figure plus the task list, split into every-visit, weekly and periodic work.
That figure does not change unless the scope changes. If you add a floor, add an area, increase the frequency, or the premises changes materially, we re-quote in writing before doing the extra work — never after it.
2. Scope
The written scope is the agreement. If a task is not on it, it is not in the price, and we will tell you that at the time rather than silently absorb it or silently skip it. Equally, if something on the scope is genuinely not needed any more, tell us and we will take it off and re-quote down.
Things we do not do, on any site:
- Move paperwork, open drawers, or handle personal belongings on a desk.
- Work at height beyond safe reach from the floor without a separately agreed and appropriately licensed scope.
- Handle hazardous material, biohazard or clinical waste other than in accordance with a documented procedure agreed with you in writing.
- Accept a job we are not equipped to do properly. We would rather decline than subcontract it quietly.
3. Access, keys and security
Before the first shift we document exactly how your cleaner enters and secures your Parramatta premises: the dock, the goods lift, the after-hours window, the alarm code, the sign-in book, and what happens if a pass fails at night. Each cleaner is inducted individually on that procedure, and entries and exits are logged.
Keys, codes and passes are issued only to the cleaner and the supervisor assigned to your site, and are returned when the agreement ends. If your building changes its access system, tell your supervisor and we will handle the re-issue and re-induction.
If our cleaner cannot get in through no fault of ours — the pass was not activated, the alarm code changed, the dock was locked — we will contact you, and a visit lost that way may still be charged, because the cleaner was rostered and travelled.
4. Insurance and compliance
Clean Best carries $20m public liability public liability cover and workers compensation for everyone on the roster. Certificates of currency and a site-specific SWMS are issued to you or your building manager before the first shift, and reissued on renewal without you having to chase them.
All cleaners are police-checked before their first shift. Cleaners working in childcare centres, schools or any premises children use also hold a current Working with Children Check.
5. Your obligations
- Give us safe access to the premises at the agreed times, and tell us about any hazard we would not otherwise know about.
- Tell us about anything on site that needs special handling — sensitive equipment, a surface with a particular requirement, a room nobody may enter.
- Raise a problem with the clean within a reasonable time of it happening, so we can actually fix it rather than argue about it a month later.
6. Quality, and what happens when we get it wrong
A named supervisor audits your site monthly against the written scope and sends you the result. If something is below standard, tell your supervisor. We will correct it before the next scheduled clean at no extra charge. If we cannot correct it, we will say so plainly and credit you rather than negotiate.
7. Cancellation, pauses and notice
There is no lock-in term. The agreement rolls, and either side may end it with reasonable notice — 30 days for a commercial site unless your written quote says otherwise. You may pause over a shutdown, change the frequency, or add and drop areas at any time.
An individual visit cancelled with less than 24 hours notice may be charged, because the cleaner has already been rostered and, in the case of a Parramatta tower, may already have been booked into the goods lift.
8. Invoicing and payment
Commercial sites are invoiced on the cycle set out in the written quote. Payment terms are stated on the invoice. Consumables, if we manage them for you, are invoiced at cost on the same statement rather than marked up quietly.
9. Liability
Nothing in these terms excludes, restricts or modifies any right or remedy you have under the Australian Consumer Law. Our services come with guarantees that cannot be excluded under that law.
Subject to that, and to the extent permitted by law, our liability for a failure to comply with a consumer guarantee is limited to re-supplying the service, or paying the cost of having it re-supplied. We are not liable for loss caused by something outside our reasonable control, or by information you did not give us that you reasonably should have.
10. Governing law
These terms are governed by the laws of New South Wales, and the courts of New South Wales have jurisdiction.
